24-apartment portfolio assessed in five working days

A managing agent needed fresh certificates for 24 apartments across two blocks ahead of a refinancing deadline, with minimal disruption to tenants.

The challenge

Certificates for the block had expired at different times, tenants needed 48 hours' notice and the lender's valuation was booked for the following week.

Our approach

  • Single point of contact agreed a block-by-block schedule with the on-site manager.
  • Two assessors worked the same days so each apartment took under 25 minutes.
  • Construction details were verified once from the O&M manual and applied consistently across identical units.
  • Certificates lodged each evening and shared through one consolidated report.

The outcome

All 24 certificates were lodged within five working days, three days before the valuation. The consistent data also flagged four apartments with faulty heating controls for the maintenance team.

Commercial EPC turned around for a lease renewal

A shop owner's solicitor requested a valid EPC to complete a ten-year lease renewal — with completion scheduled for the end of the same week.

The challenge

The previous certificate had expired, the unit had been refitted with new lighting and air conditioning, and the landlord wanted assurance the rating would meet the E minimum for the lease to proceed.

Our approach

  • Fixed Level 4 quote confirmed by email within an hour of the enquiry.
  • Early-morning survey before trading hours to avoid disruption.
  • Lighting and HVAC specifications captured from the installer's documentation to model the refit accurately.
  • Draft rating shared with both parties before lodgement.

The outcome

The unit achieved a C rating — two bands better than the expired certificate — and the lease completed on schedule.

Victorian terrace lifted from F to D for letting

A landlord inherited a solid-wall terrace rated F and could not lawfully re-let it until it reached the E minimum.

The challenge

Solid brick walls, a 15-year-old boiler and an uninsulated loft — with a budget well below the cost of external wall insulation.

Our approach

  • Improvement report modelled eleven measures and ranked them by rating gain per pound.
  • Recommended 270 mm loft insulation, LED lighting throughout, a room thermostat with TRVs and draught-proofing.
  • Advised the landlord to keep installer invoices as evidence for the re-assessment.
  • Re-assessed six weeks later at the discounted rate.

The outcome

The property moved from F to D — clearing the current minimum with margin — for under £1,400 of works, and was let within a fortnight.

Level 4 assessment for an industrial unit sale

A 1,900 m² warehouse with offices and a mezzanine needed an EPC before it could be marketed for sale.

The challenge

Mixed-use zones with radiant heaters in the warehouse, split air conditioning in the offices and no existing floor plans.

Our approach

  • Full measured survey including zone-by-zone lighting and heating inventory.
  • Roof lights and insulation verified from a safe access inspection.
  • SBEM model built with separate activity zones for warehouse, office and welfare areas.
  • Recommendation report highlighted lighting upgrades with the fastest payback.

The outcome

Certificate lodged in four working days with a full recommendation report the agent used in the marketing particulars.
