When you need one
Four moments when a home needs a valid EPC.
A certificate lasts ten years, so you may already have one — check the national register first. If it's expired, missing, or no longer reflects the property, we can help.
Selling
Required before marketing. Estate agents cannot list the property without a valid EPC or a commissioned one.
Letting
Needed for every new tenancy and must be rated E or above under MEES. Copies go to tenants on move-in.
Remortgaging
Many lenders now ask for a current EPC, and green mortgage products reward better ratings.
After improvements
New boiler, insulation or windows? A fresh certificate puts the higher rating on record for buyers and tenants.

On the day
What your assessor actually checks.
Domestic EPCs are produced using the Government's RdSAP methodology. Since the 2024 update, assessors record more detail — individual window measurements, room-by-room heating and stronger evidence rules — which is why our surveys are thorough rather than rushed.
Nothing is assumed. Where insulation or a heating upgrade cannot be seen, documentary evidence lets us credit it — so the rating you receive is the best your home can genuinely achieve.
Measured survey
Every room and extension is measured to calculate the heat-loss area.
Construction & insulation
Wall type, roof and floor insulation, loft depth and any cavity fill evidence.
Windows & doors
Glazing type, age and frame material, plus draught-proofing.
Heating & controls
Boiler or heat pump make and model, thermostats, TRVs and programmers.
Hot water
Cylinder size and insulation, or combi supply, and any solar thermal.
Lighting
The proportion of fixed low-energy lighting across the property.
Renewables
Solar PV, battery storage and other technology that lifts your score.
Photographic evidence
Boiler plate, meters, loft and insulation photographs support the lodgement.
Fixed prices
Priced by bedrooms. Nothing added later.

Get the best rating
Five minutes of preparation can lift your score.
The assessor can only credit what can be seen or evidenced. A little preparation means nothing is missed.
- Clear access to the loft hatch, boiler, hot-water cylinder and meters.
- Paperwork ready — insulation guarantees, FENSA/window certificates, boiler installation records, solar PV MCS certificate.
- Extension details — approximate year built helps date the construction correctly.
- Someone to let us in — you, a tenant, a neighbour or your agent (we collect keys free within three miles).
Want to improve before you sell or let? Our EPC Improvement Advice models exactly which upgrades move the rating.
