Buildings we assess
From a single shop unit to a multi-let industrial estate.
Any building with a roof, walls and an energy-using system that is sold, let or substantially altered needs a non-domestic EPC. We survey the building in person and model it using the Government's SBEM methodology.

Offices
Single floors to multi-let blocks, serviced and co-working space.

Retail
High-street units, shopping parades, showrooms and supermarkets.

Industrial
Warehouses, workshops, distribution units and trade counters.
Hospitality
Restaurants, cafés, bars, hotels and takeaways.
Leisure
Gyms, studios, sports halls and community buildings.
Healthcare & education
Dental and GP practices, clinics, nurseries and training centres.
Assessment levels
Which level does your building need?
The level is set by the complexity of the building services, not its size alone. We confirm the correct level when we quote, so you're never over-assessed or under-certified.
Simple buildings
Natural ventilation, basic heating, simple layouts — most small shops, offices and workshops.
from £130
Complex services
Air conditioning, mechanical ventilation, larger or multi-zone premises and mixed-use buildings.

Bespoke buildings
Highly complex or atypical buildings assessed with dynamic simulation — arranged through our partner network.

Helping us help you
What we'll ask for before the survey.
None of this is essential — our assessor will survey every zone in person — but good documentation speeds the model and often improves the rating.
- Floor plans or lease plans
- Heating, cooling and ventilation details
- Lighting schedule or recent refit invoices
- Building services O&M manuals
- Access to plant rooms and roof spaces
- Details of recent extensions or refits

The level reflects the complexity of the building's services. Level 3 covers simple buildings with basic heating and natural ventilation, such as small shops and offices. Level 4 is required where there is air conditioning, complex ventilation or larger, more complex layouts. Level 5 applies to bespoke, highly complex buildings assessed with dynamic simulation. We tell you which level applies when we quote.
